These terms describe the nature, scope, and limitations of CoastalRiskBrief reports. They are intended to clarify what the service does and does not provide.

Nature of Service

CoastalRiskBrief provides informational pre-screening reports based on public data. Our reports are not certified engineering assessments, appraisals, legal opinions, insurance determinations, or professional inspections.

Data Sources

Reports are prepared using publicly available federal and scientific data sources, including FEMA, NOAA, USGS, IPCC, and related authoritative datasets available for the submitted area.

Limitation of Liability

Reports are provided for informational purposes only and are not a substitute for professional advice. CoastalRiskBrief is not liable for decisions made in connection with any property purchase, sale, insurance placement, underwriting, financing, engineering, construction, or investment decision based on a report.

Refund Policy

You are entitled to a full refund if we cannot generate a report for the submitted address. If you purchase a report for a non-U.S. address, you are also entitled to a full refund.

No Guarantee of Accuracy

While we use authoritative sources, we cannot guarantee the completeness, timeliness, parcel-level precision, or accuracy of every data point for every specific property.

Geographic Scope

CoastalRiskBrief reports are currently available for U.S. coastal properties only. Reports rely on U.S. federal data sources (FEMA, NOAA, USGS). We cannot guarantee report quality for addresses outside the United States. If you purchase a report for a non-U.S. address, you are entitled to a full refund.

Report Depth

Report detail depends on the availability of public data for the specific address and surrounding area. All reports follow the same analytical structure, but data granularity may vary by location. In cases where specific local data is unavailable, the report will clearly state this and provide regional estimates instead.

Governing Law

These terms are governed by the laws of the State of Delaware and the applicable jurisdiction of Phospho Inc.
